Yes, but a co-signer may be required if your credit score is low. The co-signer must meet stricter requirements, including a credit score of 700 and income of at least five (5) times the rent.

Rental Unit Applicants
If approved, the application fee is retained.
If denied, the application fee is refunded. (Effective Jan 1, 2025)
Mobilehome Space Applicants
If approved, the application fee is credited to your rental account.
If denied, the application fee is refunded.
If approved but you later decide not to move in, the application fee will be retained.
We do not accept cash payments for application fees. If you are ever asked to pay cash for any reason, please contact CRI Property Management directly.

Pets are allowed; however, size, breed, and weight restrictions apply. According to our community rules, pets must weigh between 20 to 25 pounds or less. Service animals are accommodated in compliance with California law.

All move-in payments (first month’s rent, security deposit, etc.) must be made in certified funds. We do not accept cash.

Application Fees
All rental applications are processed through AppFolio, our secure third-party screening service. The application fee is $20 per adult, paid online at the time you apply.
How Application Fees Work
Per California Civil Code §1950.6, application fees are handled differently depending on whether you’re applying for a rental unit or a mobile home space:
Rental Unit Applicants
✅ If approved → the application fee is retained.
❌ If denied → the application fee is refunded (effective January 1, 2025).
Mobilehome Space Applicants
✅ If approved → the application fee is credited to your rental account.
❌ If denied → the application fee is refunded.
⚠️ If approved but you choose not to move in → the application fee is retained.
Important Notes

All payments are made securely through AppFolio.

Rental Application Process
We’re excited that you’re considering joining one of our communities. To help make the process smooth and transparent, please review the following guidelines carefully. All applications are submitted securely through our partner site, AppFolio.
📌 Application Fee
Effective February 2025, the required application fees are:
Mobile Home Space Rentals: $22 per application
Unit Rentals (Homes & Apartments): $40 per application
This fee covers personal reference checks and a credit report.
⚠️ No cash payments are accepted. If you are ever asked to pay cash, please contact CRI Property Management immediately.
📝 How to Apply
Fill out your application clearly and completely.
Incomplete applications will not be processed.
📂 Required Documents
Identification
Social Security Card and Driver’s License (or other valid government-issued ID) for each applicant.
Proof of Income
Applicants must show a combined household income of at least 3x the rent. Acceptable documents include:
Three (3) recent pay stubs, OR
Social Security/Disability award letter, OR
Three (3) months of bank statements showing deposits and balances.
Rental History
Applicants must have rental history in good standing.
Provide contact information for prior landlords for verification.
🐾 Pets
List the size, breed, and weight of pets.
All pets must comply with property rules.
Service animals are always accommodated in compliance with California law.
🚐 RV Spaces
If applying for an RV space, please provide:
Current vehicle registration
Proof of insurance
🚗 Parking
All vehicles must fit in the assigned parking space (if available).
👵 Age-Restricted Communities
Applicants must meet age requirements if the community is designated age-restricted (e.g., 55+).
🚫 No Evictions
Applicants with prior evictions will not be approved.
👥 Co-Signer Consideration
If you have limited credit or rental history, a co-signer may be considered. Requirements:
Co-signer must complete a full application with all required documents.
Income must equal at least 5x the rent.
Credit score of 700+ required.
Rental history and debt load will be factored into approval.
A higher security deposit (up to 2x the rent) may be required.
✅ Approval & Move-In
Upon approval, you must pay:
First month’s rent
Security deposit
Any other applicable fees
All move-in funds must be in certified funds (cashier’s check or money order).
Tenants must sign and comply with all lease terms, community rules, and regulations.
